Tips for buying property in Puglia
1. Prepare a list on your essential requirements and on your "would like (but not essential)" requirements for your property in Puglia.
2. Know your budget. Have an approximate idea of how much you wish to invest and start to organise the finance.
3. Search for your property with a reputable estate agency. A good agency is one that employs qualified estate agents who have local knowledge of the area and the market, and is registered (like CasaPuglia.com) with an Italian trade organization such as FIAIP (The Italian Federation of Professional Estate Agents). Trade associations protect consumers by ensuring its associated agents know the local property market, Italian property laws and regulations, that they have insurance and conduct business fairly with transparency.
4. Get an idea of the market. Look at different properties and different areas. This will help you to make an informed decision.
5. Obtain an estimate on costs if any restoration work is required.
6. If you are buying with a partner, it is best for you both to go and view the property.
7. Be flexible about the type of property that you purchase - as flexibility will give you more choice and open you to the different charms of our Mediterranean land - Puglia!!!
Once you've found the property you wish to buy, you are ready to proceed to the next stage, where CasaPuglia.com will assist you throughout the buying process to ensure a smooth and enjoyable transaction.
THE BUYING PROCESS
Stage 1 - The offer
The first step in the buying process is to make an offer on the property with a deposit usually around 5-10% of the property value, which is returnable with no charges should the offer not be accepted.
Stage 2 - Preliminary Contract
Once your offer is accepted, a preliminary contract is drawn which is a binding agreement for both sides and a further deposit of around 20-30% of the property value is paid. During this stage Casa Puglia will also assist you in obtaining a codice fiscale and opening an Italian bank account, both necessary for the purchase of your property.
Please note that, by Italian law, agency fees are required to be paid once the preliminary contract is signed by both parties. Once these details are finalized we can move to the last stage.
Stage 3 - Completion
This is the final stage of the buying process. By law an Italian notary is required to draw up the final deed, under which you will be transferred the right of title to the property.
