This unique 3-level townhouse offers the perfect blend of characterful features, including vaulted ceilings and stone floors, and stylish modern comforts.

The entrance to the property is through original stone walls, which leads into a private courtyard with stairs up to an en-suite guest room, or office, which has its own independent access. There is also a private “cantina”,  a vault space of 18 sq.m accessed from the outside, perfect as a wine cellar or entertainment space.

The main entrance to the property is through a historic archway, where a welcoming hallway opens up to reception room, which could be converted to a bedroom. Under the staircase, there is a small WC and laundry room.

The first double bedroom is accessed from a beautiful decorative staircase which takes you up to the first level. The spacious room has a window with views over town, and has been fitted with built-in storage. Continuing up another level, you will find an independent shower room, and a small hallway with floor to ceiling windows overlooking the first terrace. The hallway opens up to the living room: a large open space with star-vaulted ceilings and beutifully tiled floors. From here, the master bedroom is accessed, which has a large ensuite shower room with a modern rain shower. High vaulted ceilings and tiled floors make this a an inviting bedroom with lots of natural light coming in from the balcony.

To the left of the living room, you have the bespoke kitchen with marble countertops, an induction hob and plenty of storage. Large glass doors lead out to the spacious, sun-drenched terrace, where a bamboo pergola offers a shaded area for the dining table, and an L-shaped sofa offers the perfect space to relax in the sun.

The top level offers a spectacular rooftop terrace with uninterrupted views over the town, where every corner tells a story. Here, another pergola could be added, and a permanent seating area, creating the ideal setting for sunset aperitivos, soaking in the soul of Salento.

The one-of-a-kind townhouse could become a charming family home with plenty of entertainment space, or a perfect lock-and-go holiday home.

The Area

Nearest shops and restaurants are found within walking distance in the lovely town of Muro Leccese. The gorgeous Adriatic coast is also within easy reach, the closest beaches are reached within 20 minutes.

The property is in a great position with lots of fabulous towns in the south Salento to discover: Lecce known for it’s beautiful baroque architecture; and Otranto, a gorgeous coastal town with 11th century Cathedral and 15th century castle . The east coast of Salento offers a varied coastline, with sandy beaches, karstic grottoes, chalk cliffs and salt water lagoons. Castro is a beautiful town with a location on top of the cliff by the sea. Santa Cesarea Terme is a trendy spa resort with a beautiful setting and bay.
The west coast from Santa Maria di Leuca to Gallipoli has many sandy beaches and seaside villages that get very busy in the summertime.
The sea of Porto Cesareo further up the coast isarguably the most beautiful and is the best spot to enjoy an incredible  sunset.

GETTING THERE:
By air, there are two international airports, served by Ryanair, Easyjet, BA, and others; Brindisi can be reached in approximately 55 minutes, and Bari in the north in approximately two hours.

LIFESTYLE AND CULTURE:
The Italian lifestyle means many things, but especially socialising; the home is used for sleeping and breakfasts, and the Italians enjoy socialising and dining out. There is so much you can experience, like early morning markets in the small towns, and music festivals, beach life, historical tours and cooking classes in the larger main towns. Lecce offers many language schools where you can practice your Italian.

SPORTS:
As Apulia is a peninsula surrounded by two seas- the Adriatic in the north and the Ionic in the south – water sports dominate in the area: sailing, yachting, water-skiing, kite-surfing, swimming & beach life. Golf has five good courses, and San Domenico is world-class (PGA 2014 Challenge Final). Tennis, horseback riding, hiking, and bicycle tours are other options for the active-minded.

The WEATHER:
Being south, Apulia has warmer weather than the northern. Even in the”winter months” of December to February, the average number of sun hours per day is four, and in June to August, it is 10-11 sun hours per day! This means you can enjoy a long season of nice weather in Apulia. When you plan to buy a holiday home in Apulia, you will spend a lot more time outside than inside than at home. Therefore, you will need plenty of terrace space, pergolas, etc., at your Apulian property, and outdoor cooking facilities are very practical.

The water temperature at the beginning of Ma is, on average, 19 degrees, up to 27 degrees in August/September and 19 degrees in November. This means you & family will spend time at the beach. Wherever you are in Apulia, you can reach the beaches within 30 minutes!

WHY BUY IN APULIA?
Apulia has until recently been called the hidden treasure of Italy, unknown to most tourists who come & stay in Rome, Florence, Venize and the Italian Riviera. However, all this is rapidly changing because of massive investments in infrastructure, such as improved motorways, enlarged airports, and the introduction of low-cost airlines such as Ryanair and Easyjet. The property prices are low in Apulia, and inadequate means value for money at bargain prices for international buyers. We see more and more foreign visitors coming to Apulia. In our opinion, investments will show good growth in value because of the increased demand from the northlands as Apulia has become the most popular holiday destination for Italians. Rest assured that no tourist villages will ever be built because the Apulian coastline is protected. The local people are against modern developments which do not fit into this historical landscape. Therefore, prices are bound to rise, with increased demand for a fixed and limited number of properties.

WHY BUY FROM CASAPUGLIA?
First, we are an English-speaking agency based in the middle of Apulia with local experience and can guide you to get the right property at the right price.,
Secondly, we have personally inspected every property we are selling, and we do not list hundreds of properties but a smaller selection of properties that offer good value to the buyer. In Apulia, many properties are offered at unrealistic prices, but we say no to sellers who want us to list properties for sale at prices that don’t reflect the market.
We have many years of international property experience, including ten years in London, and we see investments in Apulia through a global perspective. We have been active in several EU property markets and specialise in property management to ensure well-maintained properties for growth in property value.

Based on our 30 years of experience in the property markets, we have a comprehensive range of local services:

– acting for the buyer  by searching the market for the right property, negotiating the price, advising through the buying process, leading to the completion of the purchase
– property management: we look after your property when you are away and ensure it is in perfect condition when you arrive. We will prepare a maintenance plan for annual maintenance and repairs of your property, which is essential to maintain and increase the property’s value
